Botanica Luxury Phuket Unveils Ambitious Plans to Dominate the Island’s Real Estate Market

Botanica Luxury Phuket, a leading developer of high-end properties, has announced bold expansion plans to solidify its presence in Phuket’s thriving luxury real estate sector.

Since its establishment in 2004, the company has successfully completed 27 projects across Phuket, Krabi, and Hua Hin, delivering over 4,081 units worth more than 51 billion baht.

In January 2024, Botanica achieved a record-breaking milestone with monthly sales of 1.2 billion baht in Phuket. This success stems from their strategic focus on premium locations, eco-friendly designs, and top-tier construction quality.

Phuket’s villa market has seen remarkable growth, as highlighted by Colliers Thailand’s September 2024 report. Valued between 160-170 billion baht, the market now features over 170 active projects, a significant leap from the annual average of 30-40 projects in prior years. The first half of 2024 alone saw the launch of 1,285 villas across 65 projects, collectively valued at 36 billion baht—marking the first time villa developments have outpaced condominiums in 15 years.

Looking to 2025, Botanica plans to launch five new projects, including its inaugural luxury condominium, “Hythe by Botanica,” part of the larger “Botanica Grand Avenue” near Bang Tao Beach. With a project value exceeding 12 billion baht, pre-launch sales have already surpassed 40%. Additionally, a high-end condominium project in central Cherngtalay, valued at over 18 billion baht, is set to launch by late 2025.

These developments align with significant infrastructure upgrades in Phuket, including the Kathu-Patong Expressway and the Muang Mai-Koh Kaew-Kathu Expressway, which will feature Thailand’s first mountain tunnel and begin construction in 2025. Moreover, the planned expansion of Phuket International Airport aims to boost passenger capacity from 12.5 million to 18 million annually.

Attasit Intarachooti, CEO of Botanica Luxury Phuket, shared the company’s vision of creating a “Botanica Community” that elevates the living experience for residents. Initiatives like the Botanica Privilege Club are designed to enhance the lifestyle of homeowners.

While the market faces increasing competition from Thai and international developers, Intarachooti believes the variety benefits global buyers. European clients often seek properties for family or retirement, whereas Asian and Russian buyers focus on both living and investment opportunities, with Phuket properties offering rental yields of 7% to 10%, depending on location.
